CHALLENGES UNDER BUILDING INFORMATION MODELLING (BIM) OF INTERNATIONAL CONSTRUCTION CONTRACTS
 
Building information modelling (BIM) enables improved communication and better-quality building construction with cost savings and increased efficiency. Aside from that, more precise bidding is provided, which naturally enables seamless contracts between stakeholders. Contractual challenges have recently been identified as one of the biggest challenges hindering the widespread implementation of BIM in the construction industry. In 2021, the Turkish construction industry has reached a total project value of nearly 30 billion dollars through international contracting and technical consultancy services. A big question for Turkish construction industry is to what extent these conflicts between the project stakeholders, who are often organised by the multicultural structure, can be prevented with BIM in foreign construction projects. The interview with the professionals of the sector and the examination of the resulted and ongoing legal cases have been determined as data of the methodology of this conference paper. For the research, the projects of Turkish contractors or consortia in three different geographies, namely the Middle East, Europe and Central Asia, were examined. The cases, on the other hand, are grouped in the five stages in the project cycle; initiation and concept design, planning and definition, execution of site works, post-construction building management (if the contractor is the owner) and project completion, for further detailed investigation. The differences of the disputes between stakeholders in each geography and in the project cycle were examined in terms of BIM. Findings showing the weaknesses of BIM in the dispute process were shared and recommendations were given on how to overcome them.
